Yes! We charge $41/ month for pest control & valet trash services. We do require renters' insurance, so if you don't have your own, you default into our program for $22/ month. Lastly, we offer an optional program that charges $8.95- $14.95, depending on the number of leaseholders, for reporting your on-time rent payments to the credit bureaus in an effort to boost your credit score.
Yes. If you don't have your own, you automatically enroll in our Damage Waiver program for $22/ month, which now covers up to $10,000 of personal property.
None. Water is based on your unit's usage, & Electricity billed separately through any provider you choose.
Water is already set up for you and is billed along with your rent each month. You can activate electricity with any electric provider of your choice as long as you have your physical service address. You can visit www.powertochoose.org to get a great comparison of rates from multiple electric providers.
AT&T is the only service provider our units are wired to receive.
Yes! We offer a $500 resident referral as long as your friend mentions your name on their application and when they initially contact the community.
Guests must be accompanied by a leaseholder while using any amenities. Guests are allowed to visit up to 3 consecutive days a week and no more than 6 days each month per our lease agreement.
New security deposits are due for each unit or sister community you may transfer to.
$2000 Early Termination Fee is due within 30 days of written Notice being communicated. A 60-day notice is also required.
We can offer a shorter than 12-month lease term upon request. Rent prices will vary.
Amenities

Parking is available to everyone on a 1st-come, 1st-serve basis. Carports and detached garages are available to residents to rent for an additional monthly fee if they choose.
Typically, the washer & dryer hookups are in the kitchen area with most floor plans. Hookups are present in the bathroom for our B1 floor plan. Hookups are present in every home.
Standard appliances include a microwave, stove/oven, refrigerator, and dishwasher.

We charge a one-time pet fee of $400 per pet. Breed restrictions apply. Pet rent is determined by pet screening.

We are right off of Hwy 360 and Post and Paddock. Make a right at the light if you're going 360 Southbound, and our community is at the end of Post and Paddock. If you're going Northbound on 360 when you exit Post and Paddock, make a left.

We are 10 minutes away from Six Flags over Texas & Hurricane Harbor, as well as the AT&T Stadium and Globe Life Field. Whole Foods is also nearby.
Our community falls under the Arlington school district.
Arrowhead Park allows dogs 4 miles away, Central Bark Dog Park 4.6 miles away, and Euless Dog Park 4.8 miles away.
No, but Riverside Parkway has a sidewalk that can be used.
Kroger, Tom Thumb, and Walmart are all between 5 & 10 minutes away.
Starbucks is off 360, and Trinity is about 5 minutes away.
Maintenance
We work closely with our maintenance team to ensure your unit is made ready. We then conduct a Move-in Inspection to double-check all items in your home are up to par and move-in ready.
Yes, and after-hours emergency maintenance is on call.
You can place a maintenance request online for any regular items that need to be addressed (i.e., light bulb or filter changes). If you have an emergency, please dial 833.777.5762 and press the correct option for Emergency before leaving a detailed message so that a maintenance member can follow up with you.

We do not handle lock-outs after hours. During regular office hours, we will assist with helping you in getting back into your home with proper identification. After hours, residents must call a locksmith.
You are allowed to decorate your home as long as it does not pose any hazards. Depending on the amount of work it takes to return your home to its original form, there could be a charge passed on to you from our contractors.
